We’re your one stop shop for getting your property or listing ready for market. Starting with our consultation at the beginning to provide advice on which areas to update or upgrade, to furniture placement and more. We then can provide assistance on getting those recommendations completed. After all the recommendations are complete, we return with our staging furnishings to really set the stage for potential buyers to fall in love and make an offer!

This is the first step in making the sale of your home a success. During the consultation, we’ll do a complete walk-through and evaluation of your home’s condition from a buyers perspective. We’ll evaluate and compile a detailed list of recommendations on how to upgrade and update to create the most marketable house for re-sale.
Once the list is complete, we’ll go through all of the recommendations together so that we can address questions and concerns right away. As a follow up, we’ll send you a finalized, detailed list to help you implement the recommended changes.

Once the consultation is complete, you have the option to complete the recommendations on your own, or enlist our Market Ready Prep Service.
With our Market Ready Prep Service, we provide you with a transparent quote encompassing all the necessary work and associated costs. We're your one-stop solution for project management, sparing you the hassle of coordinating multiple contractors. Our team takes charge, ensuring that every detail is handled efficiently and with the utmost care.
From scheduling painters and selecting the perfect paint hues to updating light fixtures and plumbing fixtures, we handle it all. We collaborate with skilled tradespeople to complete the work to perfection. Need help packing up your belongings? No problem. We'll even arrange for professional organizers and cleaners to ensure every inch of your home shines.

Staging is the final step in getting your home ready for market. We provide two different options to meet your needs.
Occupied staging is for the homeowner that is living in the home while selling. They usually have most of their own furniture and just need the final touches with some additional furnishings and accessories to finish off the space.
Vacant Staging is for the property that is completely empty and needs full furnishings. In this package, we’ll provide full room staging, for those rooms that will have the biggest impact. Our staging includes all the furnishings, art and accessories to really wow potential buyers.

Designing Spec Homes that Sell
With our spec home design service, we provide home builders who are building homes to sell all the design selections that will create a beautiful home that buyers will fall in love with!

Every new design project, begins with a concept design. This sets the direction of the design for the whole home. It helps to make sure both home builder and designer are on the same page.

During the design selection, our designers select all the finishes and fixtures that will be used in the home. They create a spec book with all of the details for those finishes and fixtures, complete with drawings to provide all the information needed to complete the design.

Once the home is complete and all of the design elements have been carried out, our staging team comes in to complete the final touches. In this phase the stagers bring in all of the furnishings and accessories that will finish off the space and create a home that buyers will fall in love with!

If you're looking for an occupied home staging consultation, please reach out as soon as you're thinking about selling. This will allow lots of time to get those recommendations done prior to listing. Some recommendations, such as painting or changing light fixtures may take a couple weeks, and you don't want to delay listing to get those items done, or not complete those items because you don't have time. For a guideline, we suggest staging consults be booked at least 3 weeks before listing.
For a vacant staging, please reach out 2 weeks prior to when you're looking to list, so we can schedule in a staging viewing several days before the staging day. This will allow enough time for us to provide a proposal and select the best staging furnishings to show off your listing.

This depends on what type of staging project it is, whether it's occupied or vacant.
Occupied stagings always start with a consultation, which takes about 1 hour. From there you will receive a detailed report on what needs to happen on your end before we come back with our staging items. Timeline to get those items done can be anywhere from 1 week to 8 weeks, depending on the amount of work needed. Once the work is completed, we come back and the staging is usually completed with 3 hours.
For Vacant Stagings, we start with a 30 minute viewing to assess what items need to be brought in. From there you receive a proposal usually within several hours of the viewing. We can then usually turn around and stage within a 3-5 days (depending on availability). The staging takes about 2-3 hours to complete.

Consultations are $300 plus hst.
Vacant stagings start at $2,500 plus hst for the first month, this includes rentals, delivery, installation and pickup. Prices are dependant on size of rooms and number of rooms.
Occupied stagings start at $2,000 plus tax for the first month. This includes rentals, delivery, installation and pickup. Prices are dependant on items needed to complete each room, however our minimum is $2,000.

It's ideal to stage right before you get your photos done for your listing. So if you're planning to list on a Thursday, it's best if you have staging done on a Monday or Tuesday and Photos booked for right after or the next day.

We always start with a one month rental. If you need to extend past your initial month, we can accommodate monthly or bi-weekly rentals for as long as you need.
We will always provide you with your monthly renewal price on your proposal.

The staging fee includes the following:
- Selection/design planning. We custom select every item for each staging to ensure that it works with your home and the sizing of your rooms.
- Delivery. We have a dedicated delivery team and truck to provide seamless and on time delivery
- Installation. We set up all your furnishings, hang artwork, make beds and place every accessory to provide a complete look.
- Pickup/Removal. We come back once you no longer need our staging furnishings and pack everything up and remove it from your home.
